Tipeshwar Wildlife Sanctuary
Around 170 km from Nagpur, Tipeshwar is a thriving biodiversity hotspot that has quietly earned a reputation for remarkable tiger encounters. The sanctuary shelters the Royal Bengal Tiger, leopard, and sloth bear, along with over 180 species of birds and 26 species of reptiles. Its compact size and low vehicle density make for intimate, unhurried sightings — the kind of safari experience that’s becoming rare in India’s flagship parks.
Tipai Wildlife Luxuries
Spread across 34 acres of untouched jungle on the fringes of the sanctuary, Tipai is a collection of just 15 villas — built from the very land they stand on. Rammed earth and stone walls, traditional kulhad-tiled roofs, and handcrafted details celebrate local materials and craftsmanship, while chemical-free biopools, an organic farm growing most of what reaches your table, and fire-cooked dining make this one of India’s most original wilderness retreats.

Eleven rammed-earth and stone villas set within the jungle, each with al fresco and indoor lounges, a king bed with organic bedding, a bath suite with open-to-the-sky showers and twin vanities, signature brews by Tea Lab, and round-the-clock service.
Pool Pool Residences by Tipai - Luxury
Pool Residences
Four villas that add private al fresco living with a chemical-free plunge pool, gazebo, and indoor lounge — the pools filtered naturally through sand, fringed with aquatic plants, and entirely chlorine-free.
Day - Wise Itinerary
Day 1
- Check in from 2:00 PM and settle in over a leisurely regional thali lunch at Perch.
- Spend the afternoon at your own pace — unpack slowly, cool off in the biopool, and let the rhythm of the forest take over.
- In the late afternoon, join your naturalist for a guided bird watching walk through Tipai’s 35-acre forested patch, home to local and migratory species in remarkable numbers.
- Dinner at Perch under the jungle sky.
Day 2
- An early wake-up call for your morning safari into Tipeshwar (6:00–10:00 AM) — tracking tigers, leopards, and sloth bears through a forest where yours may be one of only a handful of vehicles.
- Return to a late breakfast at Perch, then a slow afternoon — the pool, the verandah, a long nap.
- In the late afternoon, enjoy a ride on the traditional bullock cart from Marathwakadi village — before walking down to Lake Gondwakdi for a beautiful sundowner high tea.
- Dinner at Perch – or upgrade to Tipai’s signature dining: the farm-to-fire degustation at Palaash, where everything is cooked over open flame. (available upon prior request at additional cost).
Day 3
- A slow morning — breakfast at leisure, then a walk through the Wadi, Tipai’s organic farm, with the resident permaculturist. Around 70% of what reaches your table is grown here, entirely without chemicals.
- After lunch, join a sketching, painting, and stone art session with Tipai’s in-house artist, followed by a cocktail and mocktail making workshop with the resident mixologist.
- This evening, roll up your sleeves for a hands-on DIY pizza dinner at the Wadi, followed by a dinner at Perch. Option to upgrade to another Tipai Signature: a dinner at Talaabwali- Chef Amninder Sandhu’s s soulful tribute to India’s kebab and biryani heritage(available upon prior request at additional cost).
Note: A second safari can be added on Day 3 afternoon or Day 4 morning. Tipeshwar Wildlife Sanctuary remains closed on Tuesdays, and experiences marked on-request are confirmed 48 hours before check-in.
Day 4
- Wake on your own schedule for a final unhurried breakfast and one last swim.
- Check out by 11:00 AM (late check-out subject to availability) and depart with your onward transfer, making a mental note to return soon.

- All tours operate on 100% advance payment.
- We require a 50% deposit at the time of booking and 50% 45 days prior to the trip start date.
- These rates are applicable to Indian Nationals only. All foreign nationals must contact us on Reservations@AmeliyaSafaris.com
- Rates are subject to change and are not applicable for Christmas/New Years/Diwali.
- Rates are valid for present season only. Rates for next season will incur a hike.
- Any changes in government taxes and park fees have to be borne by
the guests. - We reserve the right to revise any published costs without prior notice. However,
confirmed bookings will be honored.
Cancellation Policy
Cancellation Policy
- 30% is non-refundable once the payment is done.
- The remaining amount will be refunded if cancellation is done 45 days prior to the tour start dates.
- Between 45-30 days, 50% will be refunded. No refund if cancellation is done between 0 – 30 days of the tour.
- Please note that the date of written communication (e-mail) of intent to cancel will be the date considered for the calculation of the cancellation fees. For cancellations email: Reservations@AmeliyaSafaris.com
- The cancellation amount is calculated as per the total booking amount and not as per the advance deposited.
- No refunds in case of refusal to use a service/activity mentioned in the itinerary.
- Safari bookings are non-transferable as safari permits are issued by the Government under specified names and strictly enforced.
